A Porch.com survey broke home improvement projects into categories, then further looked at the most popular category in each of the 50 states. The home remodeling project that gives homeowners the greatest return on their investment also varies by state. Alaskans, for example, get the highest return on investment in the nation for their bathroom remodels. Other differences are geographical. For example, Hawaiians pay the nation’s highest electricity rates due to their location, so solar energy installation projects are among the top 3 home remodels in Hawaii. Residential Construction About 29% of U.S. homeowners have residential construction done. In its survey, Porch.com included new home construction as well as major home renovation and projects such as adding a room or other structural addition. The inclusion of new home construction may help explain why this number is so much higher than the other numbers in this survey. Kitchen remodeling may be the most expensive of residential home improvement projects. The national average cost to remodel a kitchen is just shy of $20,000. After kitchens, the most costly home improvement remodels are to a bathroom (about $9,200), building a deck (about $6,900), refacing cabinets (about $6,700), and installing a roof (about $6,600). Lawn Treatment Approximately 10% of U.S. homeowners have lawn treatment done as a home improvement. Porch.com includes treatments using fertilizers, herbicides, and seeding in this category. Home Advisor estimates that it costs about $164 per year to mow and maintain a lawn, making lawn treatment one of the most affordable home improvement projects. Roof Replacement The number of homeowners who replace their roofs is also about 10%. This category includes only replacement of roofs on existing homes. Roof repair and servicing were counted in a separate category. According to Home Advisor, the national average cost for replacing a roof is $12,100, with roof repairs ranging from $150 to $1,950. Pest Control Tied for #2 home improvement project with lawn treatment and roof replacement is pest control, at around 10% of homeowners. Porch.com defined this category as the control of pests in and around residential homes. Other Categories Only about 2% of Americans planned on swimming pool construction as part of their home improvement plans. This is about the same number of American homeowners who remodel their bathrooms, install solar energy panels, repair their roofs and their garage doors, and order window treatments. Pool financing in the form of an unsecured loan is available for many homeowners. These loans are typically offered at quite competitive rates and have flexible repayment terms. Arizona has the largest number of residential swimming pools. The other categories were electrical services, furnace installation, garage door repair, HVAC (heating, ventilation, and air conditioning) services, plumbing services, and window installation. Conclusion Residential construction is the most popular home repair and home improvement project in the United States, followed by lawn treatment, roof replacement, and pest control.
